FLOOR CONSTRUCTION
New floors are constructed with stress graded timbers of a size to be specified by our structural engineers with a Rockwall fire barrier laid between new joists. All new floors are suspended between RSJ’s or load bearing walls by means of top grade steel hangers, this is to ensure that no loads are placed onto existing ceilings. |

CEILING CONSTRUCTION
Constructed of backed plasterboard onto new ceiling joists varying in size depending on the span and then in filled with Kingspan. |

SLOPING CEILINGS
These are insulated with a foil lined rigid insulation block to ensure no loss of headroom under these critical areas, this also avoids condensation. |

DORMER CONSTRUCTION
These are constructed in the traditional manner with studs; cross braced, in filled with foil backed rigid insulation block and lined externally with exterior grade waterproof ply to form a rigid structure. A vapour barrier is fixed over the ply and then tanalised battens. Maple Lofts take great care to match the hanging tiles to those existing wherever possible, thus avoiding that new look.

DORMER ROOFS
Pitched or flat construction with roof joists the size of which is specified by our Structural Engineers. Firing pieces are fixed to the joists as are ventilation battens and exterior grade ply. Traditional waterproofing is carried out, with three layers of hot felt bonded in mastic. All valleys and junctions are lined in lead to provide long lasting joints, all rainwater goods are supplied in plastic as are soffits and fascias to provide a maintenance free structure. |

STAIRCASES
We at Maple Lofts take great care over matching the new staircase with your existing stairs. All newels, posts, banisters and spindles are supplied to match existing as close as possible. |

PLUMBING
Client to supply WC, bath and hand basin. Included in this quotation is the repositioning of storage tanks, the hot and cold feeds and all waste pipes. Any pumps required to be supplied by client. We supply and fit and specified number of radiators off conventional or combination boiler. |

WINDOWS
We supply and fit specified numbers of white UPVC windows to the rear and side dormers. Supply and fit specified numbers of roof windows to front, side and rear – one to be an escape if there is no side access. |

ELECTRICS
Supply and fit specified numbers of double sockets and specified spotlights to all rooms and one two-way hall light. All works are carried out to the current I.E.E. regulations including Part P certified and checked. |

FINISHES
All skirting's and architraves are supplied to match your existing as close as possible. Doors can be supplied in flush or four and six panels to match. |

All works comply with the current regulations. All materials used in the load bearing elements are protected with Nullifire protective paint or master board and plasterboard panels. We also include to ensure all existing ground and first floor doors come up to current fire regulations as required. |

GENERAL
All plans will be prepared for your approval first before submission to the Local Authority for compliance with the Building and Planning regulations. The company reserves the right to change the above specification if deemed necessary.
